Renovating an existing building can often be the more sustainable option to new construction. With market rates for existing buildings being at near historic lows, the combined cost of building-plus-renovation can range between 25% to 75% of the equivalent replacement value in new construction. A thorough analysis of the existing building’s systems, code conformance, and energy requirements as well as program requirements and energy goals for the new use will determine which approach will be the most effective strategies for meeting clients’ budgets.
